SUMMARY
BlackRock and Roadside purchased this large, regional town center development site just off I-95 in Woodbridge, Virginia from The Mills Corporation in early 2007. The original master plan included a residential component of 500 apartments, along with 600,000+ square feet of retail space and over 400,000 square feet of office use. However, the multifamily use as planned was unaffordable Type III construction, and was located in large part above the retail use, in a much denser format than required or appropriate for this particular location. Abbey Road worked with the owners and the design team to reprogram the multifamily component into slab-on-grade buildings of Type V construction, supported by above-grade parking decks, in discrete land bays which could be marketed to multifamily developers on a stand alone basis.
