SUMMARY
Avalon Fox Mill was developed as a boutique rental community with a unique stacked townhome design. Each apartment features its own private entry and 70% have private, attached garages. The site was originally approved for fee simple, high density attached homes and the entitlements were modified to allow for this product, which provided exceptionally large floor plans for a rental community. The design provided a critical competitive advantage, appealing to the high income technology workers prevalent in the less supply constrained Reston/Herndon submarket. The community was subsequently sold to a condo converter, who found great market acceptance for the project as a for-sale product. |
